Terms & Conditions

1. General These terms and conditions apply to all guests at DeiRa Hotel & Apartments. By making a reservation, guests agree to comply with these terms and conditions.

2. Reservations and Payments All reservations must be guaranteed with a valid credit card at the time of booking. Full payment is required upon check-in for the whole stay. The hotel reserves the right to pre-authorize all cards prior to arrival. If we are unable to pre-authorize the card for any reason, we may take full payment from the card up to 48 hours prior to arrival or contact you for alternative card details. Rates are subject to change and may vary on special event dates. Special offers and promotions may have additional terms and conditions. Reservations comprising of 3 or more rooms are deemed to be Group Bookings and as such are required to pay a 25% non-refundable deposit at the time of booking with the balance payable 7 days prior to the date of arrival.

3. Check-In and Check-Out Check-in time is from 3:00 PM onwards. Check-out time is by 11:00 AM. Early check-in and late check-out are subject to availability and may incur additional charges. Failure to check out by 11:00 AM will entitle the hotel to charge for an additional night. Charges will be at the hotel’s current room rates. Valid photo identification is required at check-in.

4. Cancellation Policy Cancellations made up to 3:00 PM, 48 hours before the check-in date will incur no charges. Cancellations made after 3:00 PM, 48 hours before the check-in date will be charged the first night’s stay. No-shows will be charged the full amount of the first two nights’ accommodation (or one night if the booking is for one night only). For group bookings, different cancellation policies may apply and will be communicated at the time of booking.

5. Children and Extra Beds Children of all ages are welcome. Extra beds maybe available upon request and may incur additional charges.

6. Pets Pets are not allowed except for guide dogs. Guests with guide dogs must inform the hotel at the time of booking.

7. Disabled Guests Due to the Victorian architecture of the building, with many stairs and narrow corridors, DeiRa is not suitable for wheelchair users or guests with severe mobility limitations.

8. Smoking Policy DeiRa is a non-smoking property. A minimum charge of £75 will be applied for any violation of the smoking policy to cover cleaning costs.

9. Damage and Liability Guests are responsible for any damage caused to the property during their stay. DeiRa is not liable for any loss or damage to personal belongings. The hotel reserves the right to charge guests for any damage or missing items discovered after departure. Guests must report any loss or damage to their property immediately on discovery to the hotel’s reception or other appropriate staff members. The hotel is not liable for any loss or damage to a guest’s vehicle unless caused by the hotel’s willful misconduct. The hotel’s liability for loss or damage to a guest’s property is limited to £50 for any one article or £100 in aggregate, except where stolen, lost, or damaged through the default, neglect, or willful act of the hotel.

10. Use of Facilities Guests must comply with the rules and regulations governing the use of the hotel facilities. The hotel reserves the right to refuse service or remove guests who do not comply with these terms and conditions. Guests shall not bring their own food or drink into the hotel for consumption. Guests are not allowed to enter areas of the hotel which are indicated as being closed to the public.

11. Health and Safety Guests must adhere to all health and safety regulations while on the premises. In the event of an emergency, guests must follow the instructions of hotel staff.

12. Behavior The hotel reserves the right to refuse a guest entry and accommodation if, on arrival, management reasonably considers that the guest is under the influence of drink or drugs, is unsuitably dressed, or is behaving in a threatening, abusive, or otherwise unacceptable manner. The hotel reserves the right to require a guest to leave if they are causing a disturbance, annoying other guests or hotel staff, or behaving in an unacceptable manner. If a guest is asked more than once to keep noise levels down and fails to comply, the hotel staff have the right to ask the guest to leave the premises, and a £50 charge will be applied to their card.

13. Governing Law These terms and conditions are governed by the laws of Scotland. Any disputes arising out of or in connection with these terms and conditions will be subject to the exclusive jurisdiction of the Scottish courts.

14. Changes to Terms & Conditions DeiRa reserves the right to amend these terms and conditions at any time. Changes will be effective immediately upon posting on our website or other communication channels.
